Rochester Marinas Winter Storage and Winterizing Contract Terms and Conditions
Winter Land Storage- is outside in the marina’s yard. Boats have a 25 Ft. minimum. PWCs are $200 per trailer carrying up to 2 PWCs. Blocking or cradle rental will be needed if you do not provide it. Storage expires May 1st, 2026. Daily rates will be charged after this date, or June 1st if you have a slip with us for that vessel. Storage space is contracted for your boat only. Any additional personal property is subject to additional storage charges. Personal items may not be left at your Dock Slip unless you have executed a 2026 Slip License for that slip. The marina is not responsible for personal property left beyond the term of a contract/license, and the licensee agrees to pay marina’s costs if they leave property behind.
Indoor Storage - Building access will be provided to owners with boats in the building and approved vendors. This is Calculated “LOA” including bow pulpit and swim platform. We schedule hauling of boats going inside based on when the owner wants to be launched using a first in, last out system. To launch in early April, you haul early November. To launch in June, you haul early September. The week hauled in October minus 30, approximates your launch date in May. We adjust the dates around weekends, for weather, and for how the building is unloaded in the Spring. We provide 5 days’ notice before launching, and if you are not ready your boat will be moved out into the marina’s yard. Boaters are responsible for covering his or her boat to protect them from dust in the building. Space is limited and guaranteed only by executed contract.
Boat Staging - Boats going inside that would like to be hauled earlier than their spring launch date necessitates can be hauled, winterized, and stored outside until it’s time to go inside.
Transport and Hauling Fees (Trailered)- Owners are encouraged to haul their own boats if they are able. There is no charge for members to haul their boats using our ramp. If we are hauling your boat on your trailer, we will pick it up at your slip. Please indicate when your boat will be ready to be hauled, and we will do our best to haul it within the next few days. It is difficult to pump out boats on land, so it’s best you pump out your waste tank a couple days ahead of time, so you are ready for hauling. Boat launching in the Spring is NOT included. If you do not store your trailer with us, please provide a license plate or text us a picture when you drop it off to help us identify it from the front and rear. 1% per day will be added for boats that do not have their paperwork submitted by October 20th..
Transport and Hauling Fees (Non-Trailered)- The transportation fee is needed if the owner is not delivering the vessel to our haul out slip. Most vessels can be left at the haul out slip the night before, the owner should reconfirm their requested date, time, and drop-off location with Marina Office staff prior to delivery. We expect to haul some boats with the forklift which may change your drop-off location. The Marina may adjust the date & time of hauling as necessary. The hauling fee includes Spring Launch or moving your boat within our yard if you are not ready by May 31 (or your launch date if you are inside the building). If you plan to be out for long-term storage add a note on the front of this form so we can avoid unnecessary moves when possible. A $100 fee will be charged if you do not drop off or pick up the boat when you have scheduled to do so or if you reschedule within 24 hours of your scheduled haul or launch. A $100 fee applies to owners that store cradles with us to cover our handling costs. 1% per day will be added for boats that do not have their paperwork submitted by October 20th.
Washing Painted vs Unpainted Bottoms- The hauling fee includes pressure washing the bottom of the hull WHERE AND IF it is painted with antifouling paint. Hull surfaces and running gear painted with antifouling paint only take half a minute per foot to wash. We allow for up to 1 min per foot of boat length for pressure washing the bottom and will stop washing at that point. Removal of mussels is not guaranteed, but we will do our best with the time allotment. Unpainted or poorly painted areas may have mussels attached or have stains requiring chemicals to remove. Winterize Engine- We drain the engine block and pour environmentally friendly antifreeze through all engine cooling passages and lines. All drain plugs are reinstalled, and the engine is left ready to be started in the Spring. When you start the boat in the spring check your fluid levels and watch your instruments, this should be done anytime you start the boat. This method is used for seasonal lay-up, so let the Office know if your vessel may sit for longer than one season. If you may not use the boat for more than one season we can start and run the engines and fog the cylinders which adds $100 of cost. Batteries must be installed if we are winterizing the boat, after that the owner may remove or disconnect them.
Hauling Dates & Boat Preparation for Hauling - Please indicate the date you would like your Vessel hauled and we will try to Haul it as close to that date as possible. There will be an additional crew charge for Vessels hauled after October 31 (unless boat is waiting for pre-arranged indoor storage). Please make sure your boat is ready, extra charges will apply for additional time due to un-provided keys, dead batteries, un-labeled cradles, etc.
Change Engine Oil and Filter- See Spring Work Form
Sterndrive Service- This is recommended every 100 hours or 2 seasons to grease universal joints, bearings and inspect seals. We use Sierra high performance synthetic blend gear lube recommended for most sterndrives. Some drives contain impellers, and their replacement is not included. If you would like a quote for replacing the impellers as well, please let us know.
Shrink Wrap Vessel- Marina Staff (or our subcontractor) will build a frame to support the wrap and cover your boat with standard 7-mil plastic, with venting to prevent mildew. Any special instructions or requests must be left on a note attached to your helm. Plastic entrance doors can be provided and installed for $100. Removal of the wrap is NOT included with this service. When wrapping we disconnect batteries to prevent them from becoming discharged and damaged from freezing.
Hot or Cold-Water Systems, Generators, Pumps, A/C units - The freshwater tank is drained and the lines and items we are winterizing are cleared by pumping non-toxic antifreeze or air through them. Antifreeze may remain in the item and the holding tank. Water heaters are drained or filled at our discretion. Under normal circumstances our pricing includes up to 4 gallons for the system and a gallon for each extra item. This is usually adequate unless your vessel is unusual and requires extra, in which case we bill you for the extra at $10 per gallon.
Maintenance Inspection & Suggestions - The end of season is the best time to conduct an annual inspection of your boat’s systems so items needing attention will be discovered now, providing time to address them before next season. If you do not completely understand and care for the boat yourself, we recommend having a Marine Mechanic take a more extensive look at the engine’s accessories, the propulsion system, thru-hull fittings, water hoses, fuel hoses, sea strainers, and look for water in voids that could cause mold damage, etc. Please let us know if you are interested in having us go beyond the basic winterizing items on the front of this page. Labor will be $2 per minute for this, but time will be saved since we are already on your boat. The Owner or your Mechanic should check fluids for water contamination in the fall, and again before launch to ensure nothing has leaked out over the winter due to slow leaks. We recommend changing fluids in the fall to remove contaminants and acids. Batteries are the owner’s responsibility; they will not freeze if charged and disconnected to prevent drain.
It is the boat owner’s responsibility to carry hull and liability insurance. We are not responsible for damage by fire, severe weather, storms, vandalism or theft and the owner agrees to hold Rochester Marinas Inc, and its agents and employees harmless in the event of such occurrences.
Special Conditions. Payment for services and storage is due on submission of this form. Storage fees are due in advance to qualify for Seasonal or Monthly rates; otherwise, the daily rate of $0.50/ft will be applied. Past due invoices will be charged 2% per month with a $10 minimum. Once storage is 90 days in default it will be rebilled at a $0.60/ft daily rate. Owner agrees not to remove vessel from the Marina until any additional storage fees are paid and that this Agreement will not expire until the vessel is removed from the Marina. The owner agrees to pay Marina’s collection agency, legal or lien fees, for collection of past due accounts. Gate or building access privileges to the Marina may be revoked to owners with accounts over 60 days past due. If we remove items for you to pick up, additional storage of $10 per day will apply 10 days after notification that they are ready.
Acceptance of Contract by Marina: The Marina accepts liability for performance of these services once you receive a copy signed by a Marina Agent indicating our receipt and acceptance. Contracts submitted by US Mail or to Marina Staff who are not able to immediately process payment and issue a receipt will be e-mailed or mailed from the Main Office within 2 business days of arrival. Please check with the Office if you have not received a receipt after 7 days of submittal to ensure we received and accepted your contract.
